In this organization, I have been responsible for MIS of expenses and deviation report, control of CAM charges of sites by taking adequate measures and ensuring timely dispersal of CAM and electricity bills to customers. Additionally, I have also been involved with tracking of recoveries of respective sites and manage outsourced contracts and manpower. Additionally, I have been accountable for taking over of new site(s) from the project team and to ensuring seamless operation of that site thereafter. I have also conducted site Audits/Energy Audits and ensured required standards are met. Conduct meetings with RWA/Customers from time to time and take “Need of the Hour” decisions on behalf of the management. The sites that I have been responsible for are as follows:
•Uniworld Garden, Sec 47, Gurgaon spread in 13 Acres comprises of 8 Towers with 504 apartments with an average occupancy of 85%, where I have successfully handed over the entire complex to Apartments Owners Association (AOA/RWA)
•The Residences, Sec 33, Gurgaon spread in 21.69 Acres with an approximate coverage area of 20.37 lacs sq ft comprises of 24 Towers having 1312 apartments with 2 Basements for Car Parkings.
•Escape, Sec 50, Gurgaon is a part of 300 Acres Nirvana Country comprising of 8 Towers within house amenities such as club, 24 hrs power back up, swimming pool, squash court, tennis court etc.
•Harmony, Sec 50, Gurgaon spread into 10.57 Acres having 8 Towers with all modern facilities .
•Karma Lakeland, comprising of high end Luxury Villas starting from 8 to 15 Crores is spread over an area of 300 Acres with Golf Course spread over 75 Acres. There are 275 independent Villas having an 1000 to 4000 sq yards each

PACL Limited is a Construction and Real Estate Organization with diversified businesses. Here, I have been independently heading facility management department. I was overall responsible for Facility Management and Operation of sites: Pearl Gateway Tower, Noida (11 Towers), Pearl Corporate & W Mall, Rohini, New Delhi, Pearl Business Park, Pitam Pura, New Delhi) and Pearl Omaxe, Pitam Pura, New Delhi (11 Floor Commercial Building). In this organization, I had been managing over 20 sites such as Cross River Mall, Vasant Square Mall, Triton Mall Jaipur, Amrapali Mall Bareily, Fun Republic Delhi, Northe Square Mall, Fun Cinemas, Business & Suncity World School Gurgaon Tower Fun Republic Lucknow, Spectrum Mall, Chennai and others spread over various parts of India. Here, I managed the handling of technical assets and equipments such as DG Sets, Gas Generators, Chillers, VAM Machines, Transformers, LT Panels, ACB’s VCB’s, RO Plants, Hydro pneumatic Systems, STP, Fire and Security Systems, CCTV Camera, Lifts and Elevators. Some of the notable highlights of my career in this organization have been:
•Implemented new techniques for Preventive Maintenance and doing cost control measures.
•Conducted site survey and recommend to client in terms of operational manpower costing
•Ensured all faulty/under breakdown machines and equipments operational through case analysis and received management for approvals.
•Generated MIS of all 23 sites and update on fortnight basis

Oversaw portfolio of Eight Malls of DLF in Delhi and Gurgaon viz DLF South court Mall-Saket, (4.45 Lacs sqft) DLF Galleria, Mayur Vihar (1.70 lacs sqft) and DLF City Centre-Shalimar Bagh (2.56 lacs sqft).
Visit other five malls of Gurgaon Region ie Star mall (2.12 Lacs sqft), City centre (2.57 Lacs sqft), Grand Mall (2.12 Lacs sqft), Mega Mall (2.94 Lacs sqft) and South Point (2.78 Lacs sqft) to conduct technical audits and overseeing operational issues as and when required.

Approved requirements related to Electro-Mechanical Spares after cross checking/ scrutinizing as per optimum consumption within CAM’s Budget and forwarding to management for final approval.
Audited all Electro-mechanical Services such as DG’s, Capacitor Panels, Chillers, AHU’s, Elevators, Escalators, and STP etc as per Key Performance Indicators (KPI’s).
