•My responsibilities are as follow:
•Manage ground-up projects including site planning, design, entitlements, bidding, permitting and construction management.
•Coordinate the efforts of all parties involved in the project, which include the architects, engineers, consultants, and contractors.
•Create and manage project schedule. Track progress and milestone achievement.
•Assemble and manage required teams of consultants and contractors and develop the goals of each while assigning individual responsibilities.
•Develop project budget including hard costs and soft costs and firm knowledge of construction cost/benefit analysis. Project accounting functions including managing the budget, tracking if team expenses and minimizing exposure and risk in the project.
•Ensure project documents and standard reporting forms are complete. Prepare monthly reports.
•Periodic inspection of construction sites.
•Comply with all Primestor policies and procedures.
•Manage feasibility studies for new projects.
•Oversee all aspects of selecting development team, building design, permitting, and construction.
•Conduct quarterly physical property inspections.
•Communicate and work with all staff; board members, community stakcholders, financial contributors, and consultants, local, regional, and national interested parties.
•Assist in the development of the annual operational plan, budget, targets, and performance outcomes.
