Managed 228 unit property. Continued all previous mentioned management procedures from Summit Ridge apartments. Reached a leasing high of 23 leases in January 2014. Exceeded all monthly goals set by Regional Director. Awarded Outstanding Manager of the Year by Carlsbad Management Group. Oversaw reports and procedures for both Ridge and Village for a month and a half during lapse of Ridge manager. Brought delinquencies of property down by a margin of $1000 by month in comparison to predecessor. Expressed extreme flexibility by helping at both properties, picking up shifts for other employees, and covering shifts when others were absent. Always capable of helping at Ridge when needed without jeopardizing performance and quality at Village. Highly punctual, never late or calling into work during entire time of employment. Brought occupancy at Village up by 17% in a span of 2 months. Managed a 168 unit property. Walked, showed, and scheduled repairs on 3 various floor plans. Assessed damage to infrastructure of property. Managed make ready board. Scheduled replacements and completed purchase orders for needed replacements. Handled invoices and sorted business paperwork to be sent to payables at corporate office. Handled all rent paid by tenants and deposited payments on-site through check scanner with software and/or online. Entered payments into each individual tenants unit ledger through online program. Established a relation with businesses within the community, in which numerous establishments would offer coupons or discounts for current tenants and/or prospects for simple advertising at minimal to no cost for my company. Trained numerous personnel in leasing and office skills, who later became very proficient in described skills. Learned all software required for office operations and became highly capable of utilizing them in everyday procedures.
