Assistant Property Manager

As an Assistant Property Manager at Greystar my duties include but are not limited to:

Completes the daily transactions and tasks related to the financial operation of the community by collecting and posting rent, fees, and other payments, preparing daily bank deposits and reconciling bank accounts, preparing financial reports, and processing invoices and payables.

Reviews resident files and accounting records to determine unpaid and/or late fees owed, communicates residents regarding outstanding balances, implements procedures for collecting on delinquencies, and enforces the lease to maximize revenue.

Follows the Company’s established procedures related to evictions by following proper notice requirements, evicting residents, and representing the property as required in court hearings and eviction proceedings.

Processes resident move-outs by reviewing lease terms and notice requirements, applying appropriate deposit and lease cancellation fees, if applicable, and processing the disposition in accordance with established procedures and legal requirements.

Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues.

Acts as the on-site supervisor in the absence of the community manager by organizing and delegating daily work, coordinating maintenance and make-ready tasks with the maintenance supervisor, and managing the operation of the community in compliance with Company policies, procedures, and business practices.

Completes various accounting, financial, administrative, and other reports and performs other duties as assigned or as necessary

Public Relations Coordinator

Peak City Publishing is an independent publishing company located in the Research Triangle Park region of North Carolina. Since it was established in January 2010, it has published two short story anthologies and over sixteen titles ranging from children’s literature to adult novels. I work with each author to develop a comprehensive public relations and marketing campaign that includes press releases, media coverage, book release parties, conferences, public appearances, and established social media presence.

My work with Grubb Ventures Services falls into three main categories: residential management; facility and vendor management; and finance.

Two properties fall under my jurisdiction—Glenwood Gardens and Country Club Homes—with a combined total of 227 residential units. On a daily basis, I manage the front office; stage and prepare units to be shown; manage the marketing for vacancies; design and distribute flyers; and maintain good relationships with residents. Since June 2010, I have been able to increase the property occupancy to a steady 97-100% rate—with no concessions or specials.

Facility and vendor management is an ongoing responsibility and changes based on situations. As units are being prepared for turnover, I manage the process from resident departure to unit preparation (including all necessary cleaning, painting, and/or repair and maintenance), to new resident move-in.

My role in the finance realm includes preparing and presenting leases for move-in and renewal; running applications for all prospects, including background checks, paperwork, and accompanying documentation verification. My accounts receivable responsibilities include collection, posting and preparation of all rental payments and fees; along with managing bank deposits through manual or Digital Check Machine. Accounts payable responsibilities include coding bills with the proper GL code; entering bills in a timely manner; and researching miscellaneous charges on bills. I develop and manage the annual budget; monitor spending throughout the month to ensure the corporation is in line; and prepare weekly and monthly financial reports.
