Ensure leasing office, models, vacant units and common areas meet readiness standards on a daily basis and report deficiencies to the community manager.
Respond to phone, email, and walk-in inquiries; provide complete information on available apartment homes, the community, and area information.
Covert inquiries into appointments for prospective future residents.
Assist in developing marketing plans that incorporate advertising, internet, outreach marketing, and referrals to increase the visibility and profitability of the community, including contacting and shopping the competitors and completing market surveys.
Conduct tours of the property, models, vacant apartments, and amenities in a professional and knowledgeable manner.
Present floor plans with pricing. Execute sales/closing techniques successfully.
Follow-up with prospective residents within 24 hours of initial property tour.
Process applications for approval. Notify applicants of the results.
Prepare lease agreements, all addenda, and required documents for new move-ins. Arrange for new residents to sign lease documents and provide move-in information.
Conduct inspections of apartments prior to move-in and notify the service manager of deficiencies.
Respond to resident inquiries and concerns promptly. Document and communicate requests to service personnel.
Conduct service request follow up calls to insure resident satisfaction.
Adhere to local, state, and federal laws including all laws governing Fair Housing. Comply with company policies and procedures.
Establish and maintain good relations with residents, prospective residents, vendors, and co-workers.
Assist in on-going resident retention programs.
